Position Summary:
The Self-Storage Division is seeking a Development Associate to execute JDA’s expansion into the Dallas MSA (“the Position”). The Position reports to the Director of Construction of the Self-Storage Division and will be responsible for building the Company’s pipeline of development opportunities in North Texas. Day-to-day responsibilities include consultant management, coordinating project design, assisting in obtaining necessary approvals and permits, budget forecasting, bid administration, contract negotiations, construction management, and project delivery. Additionally, the Development Associate will assist and support the Real Estate Division in their efforts to acquire new storage opportunities. Travel is required for this Position and will involve travel outside the local area.
Position Responsibilities - Essential Functions:
- Oversee all aspects of the construction of new storage facilities in North Texas.
- Lead teams of consultants and contractors to achieve JDA’s regional goals and objectives.
- Plan internal and external resources as required to coordinate and monitor every facet of the development process.
- Assist the Real Estate Division in evaluating land acquisitions.
- Hire and manage design professionals and consultants.
- Assist in obtaining necessary planning and zoning approvals.
- Engage appropriate service providers and/or consultants to provide conceptual and pre-construction estimating.
- Oversee the preparation of construction schedules and budgets.
- Manage procurement of project permits and approvals.
- Regulate on-site inspections of progress & quality.
- Manage contractors to ensure timely, on-budget delivery.
- Review due diligence materials and present findings to Management on viability of sites for development.
- Assist in preparing the deal financial and feasibility analysis for projects.
- Manage the pre-construction and construction process including but not limited to preparation of estimates, plans and specifications, permitting, bidding, and finalizing construction contracts within established parameters under the general supervision of the Director of Development.
- Provide weekly construction reports to Management and internal team members.
- Assist in developing site plans that deliver the best-in-class product consistent with the business plan.
- Assist the legal team in managing contracts, easements, and any necessary agreements required for development.
- Monitor trends in the local construction market including pricing and availability of materials and labor.
- Research design and construction alternatives and value engineering opportunities that will enhance new developments without compromising functionality or life cycle costs.
- Interface with various public agencies and develop working relationships.
- Understand & convey the inherent risks associated with a particular project.
- Place a heavy focus on managing the construction and maintaining a significant on-site presence as owner’s representative.
Position Responsibilities - Non-Essential/Other:
- Must be able to walk and stand for extended periods of time as the job dictates.
- This position is in Uptown Dallas, TX.
- This is not a remote position and requires an on-site presence with a corporate dress code.
- Other duties as assigned.
Knowledge and Skills:
- Experience with land planning and construction design.
- Understanding of the entitlement process.
- Experience in the North Texas market.
- High degree of proficiency in MS Office.
- Proficiency in Microsoft Project and construction software.
- Detail-oriented and organized.
- Ability to prioritize and accomplish multiple tasks effectively.
- Represent Johnson Development Associates, Inc. in accordance with the Guiding Principals.
- Maintain a high regard of confidentiality for company information.
- Exceptional written and verbal skills.
- Work with and manage a team well under deadlines.
- Proficient organizational skill set, documenting and maintaining notes from correspondence and meetings and cataloging them for easy retrieval.
Education and Experience:
- Bachelor’s degree in civil engineering, architecture, or construction science.
- Minimum of 4 years’ experience working in civil engineering, architecture, or real estate development is preferred.
