EAST WHITELAND >> Wedged between the Atwater and Great Valley corporate centers is a swath of new apartments and houses going up, some of which are just hitting the market.
One of the large projects is The Haven at Atwater Village, a high-end apartment development along Route 29 that eventually will contain 326 apartments.
It is going in among the 549 single-family residences being built on the property, some of which are also beginning to be occupied. The projects are being done by different developers.
“This is the largest Malvern has seen in quite a while,” said Samantha Banyar, business manager for the apartment complex developed by Johnson Development Associates and managed by Lincoln Property Co.
During a tour of the complex last week, Banyar said the apartments were about 10 percent leased through pre-leasing activity that started in July. The first building, with 40 apartments and 10 garages, is ready for occupancy. The other buildings will come on line at The Haven at Atwater Village about once a month until the spring to complete what the developer bills as a luxury rental project.
The 326-unit garden-style community has one-, two-, and three-bedroom apartments and overlooks a scenic quarry. Within a mile from Route 202 and new Pennsylvania Turnpike ramp, the apartments provide a quick commute for residents, Banyar noted.
The idea of employees at the corporate parks fits in with the live-work-play trend many developers are now embracing.
The apartments range from $1,475 a month for a one-bedroom to $2,605 for a high-end, three-bedroom.
Amenities include a sports simulator game room, car wash bay, walking trail access, a resort-style heated saline pool, fireside outdoor lounge area with gas grills and a sundeck with Wi-Fi.
Additional community features include a virtual exercise room, a fitness center, gastro pub, dog wash station, cyber café, clubhouse lounge with indoor fireplace, iMac business center, conference room, 24-hour building access control, package lockers, and available garages.
Inside, finishes include maple cabinetry with brushed nickel hardware, granite countertops, stainless steel appliance packages with glass top ranges, crown molding, in-unit washers and dryers, garden tubs, Kohler fixtures, oversized walk-in closets, linen closets, private screened-in balconies, ceiling fans in living rooms and bedrooms, and available ADA units.
Johnson Development Associates said it decided to build the apartments when an intended campus for a large pharmaceutical company halted due to a merger and it noted an absence of high-end apartments.
The Haven at Atwater is neighbors with the Great Valley Corporate Center, made up of more than 5 million square feet of office and R&D space on over 700 acres.
With more than 20,000 people currently working in the 80 buildings in the area, Johnson Development Associates, based in Spartanburg, South Carolina, agreed to develop the multifamily community.
Lincoln Property Co., based in Dallas, Texas, said it is the nation’s second-largest multifamily manager with more than 50 years in the industry.
